Don't buy blind – why independent inspections matter
When it comes to buying property, most people know the value of a building and pest inspection. It’s a significant investment and having a clear, accurate picture of the property’s condition is essential to making an informed decision.
That’s why Australian Standards (AS4349.1-2007 and AS4349.3-2010) exist – to set the minimum requirements for inspections and reporting. The goal of a building and pest inspection is simple – to provide an assessment of the property’s condition at the time of inspection.
But not all inspections are created equal.
Why independence matters
Pre-sale inspections are often commissioned by the seller, which means they may not always focus on your best interests as the buyer. An independent inspection, on the other hand, works solely for you – delivering an unbiased, thorough assessment of the property.
This matters because:
Some defects may be understated, omitted or recently rectified temporarily to assist with the sale presentation.
Independent inspectors take the time to thoroughly assess risk areas such as moisture, structural movement and termite activity.

Same property, very different reports
We recently assessed a property that had already undergone a pre-sale inspection and the differences were telling.
For starters, we determined the age of the structure to be approximately 65 years old, while the original report estimated it was “maybe between 50 and 70 years old”. More importantly, we identified 27 minor defects, five major defects including water penetration in the rumpus room, and two safety hazards.
Based on comparable properties of similar age and construction, we assessed the overall condition as below average.
In contrast, the original report:
Did not quantify the number of defects.
Described major defects as “low” and minor defects as “typical”.
Focused largely on the exterior, with limited attention to internal areas.
Critically, key issues – including water damage in the rumpus room and loose electrical cables in the storeroom – weren’t noted at all.
