Building and Pest Inspections: Understanding the Limitations
A pre-purchase building and timber pest inspection is one of the most important steps you can take before buying a property. However, it’s equally important to understand what the inspection is—and what it isn’t.
The inspection is a visual, non-invasive assessment of the accessible areas of the property. It is designed to identify significant building defects, safety hazards, timber pest activity and conditions that may increase the risk of timber pests at the time of inspection.
However, even a thorough inspection cannot uncover every possible issue.
Some common limitations include:
Concealed areas: Inspectors cannot see inside walls, beneath fixed floor coverings or behind cabinetry without invasive investigation.
Restricted access: Roof spaces, subfloors and other areas may not be inspected when access is unsafe, obstructed or insufficient.
Electrical, plumbing and gas systems: These require assessment by an appropriately licensed trade.
Approvals and compliance: An inspection does not normally confirm whether extensions, decks, renovations or other additions have received building approval or certification.
Asbestos and hazardous materials: Specialist sampling and laboratory testing is required to confirm their presence.
Pools, spas, appliances and mechanical equipment: These require separate specialist inspections.
Weather-dependent issues: Some leaks and drainage problems may only become evident during or after significant rainfall.
Future timber pest activity: An inspection reflects the conditions observed on the day and cannot guarantee that timber pests will not enter the property later.
Furniture, stored items, insulation, vegetation and fixed finishes can also prevent parts of the property from being fully assessed.
These limitations don’t reduce the importance of an inspection. Instead, they help purchasers understand when additional enquiries or specialist assessments may be needed before proceeding.
